Alpharetta Real Estate Market Snapshot: December Year-Over-Year Perspective

by Rob Sauthoff

December is often seen as a quiet month in real estate, but quiet does not mean inactive. In fact, it is one of the most telling times of year to look at market behavior because what you see now is driven less by hype and more by intent.

Here is a look at how Alpharetta’s market is shaping up so far this December, compared to the same time last year, and what it actually means if you are thinking about buying or selling.

What the Current December Market Is Telling Us

From December 1 to today, Alpharetta’s average sale price is sitting around $743,786, with homes spending an average of 65 days on market. There are currently 367 homes for sale, and 73 homes have closed so far this month.

When we compare that to last December, the difference is noticeable. In December of last year, the average sale price was $776,101, homes averaged 48 days on market, and 106 homes closed during the same timeframe.

The takeaway is not that the market is struggling. It is that the market has slowed its pace.

A Slower Market Is Not a Weak Market

What we are seeing right now is a more measured environment. Buyers are taking their time. Sellers are being more thoughtful. Homes are not flying off the shelf in a weekend, but well-priced and well-presented properties are still moving.

This shift creates opportunity on both sides.

For buyers, fewer closings and longer days on market often mean less competition, fewer bidding wars, and more room to negotiate. December buyers are typically serious buyers, not casual browsers.

For sellers, the key is strategy. Pricing, presentation, and timing matter more in a market like this. The upside is that there is less inventory noise and fewer listings competing for attention during the holidays.

Why December Still Matters

December is an honest month in real estate. The data is not inflated by spring optimism or summer urgency. It reflects real decision-making from people who need or want to move, regardless of the season.

That honesty can be powerful if you understand how to use it.

Whether you are exploring a purchase, considering selling, or simply watching the market, this type of data helps set realistic expectations and smarter plans for the year ahead.
